Access Statement

Please find below access statement for Gyllyngvase and Castle Apartments. These are disabled friendly apartments, adapted for people with access needs to enable them make informed decisions about Falmouth Bay Holiday Apartments. Both apartments are entered via a large conservatory entrance through double opening doors which have a maximum opening width of 1500mm.

Unloading and Car Parking Facilities

There is a tarmac driveway and a paved area leading up to the main entrance of the property. The driveway has a slight incline. As of March 2017 there are individual parking bays for each apartment set to one side of the driveway. Both parking bays are constructed from shingle and are 3.0 metres wide x 5.5 metres deep. There is plenty of space for wheelchair users to exit and enter cars on our driveway which is a hard surface.

Arrival and Main Entrance

Guests will be met on arrival and escorted to their accommodation and

shown all the facilities.

Gyllyngvase Apartment

Entrance to Gyllyngvase Apartment is via a 900mm wide door into an L shaped hallway.

All light switches in this apartment are positioned 1400mm above floor level.

The minimum width of the hallway is 1100mm and it is level throughout. Flooring is of oak wood laminate design.

From the hallway there are access doors to the kitchen, lounge, bedrooms and shower room, which are all on the same level.

A flashing smoke alarm sensor is located on the ceiling, in the hall, near the front door.

The central heating boiler control is located on the wall opposite the main apartment entrance.

Lounge

The approach to the lounge from the hall is flat and level.

The door opening is 900mm.

The flooring in the lounge is of oak wood laminate design.

One window gives the room plenty of natural light.

Two table lamps provide additional light as well as a central ceiling light.

There is an L shaped sofa with non-feather cushions.

There is an extendable dining table and chairs, which can seat 6 people.

There is free WiFi and a comprehensive array of TV services which include Netflix and all media players.

Main Bedroom

The main bedroom is a large room approached from the hallway.

The approach to the main bedroom from the hall is flat and level.

The door opening is 900mm.

One window gives the room plenty of natural light.

Two table lamps provide additional light as well as a central ceiling light.

The bed is of standard double size.

All sheets and duvet covers are high quality cotton.

Extra duvets or blankets can be provided on request.

Extra pillows are available on request.

There is wide access on one side of the bed.

A baby’s travel cot can be provided on request.

There is short pile fitted carpet to this bedroom.

There is a large fitted wardrobe and dressing table with wall mirror and light.

Twin Bedroom

The twin bedroom is large with 2 standard size single beds.

The approach to the twin bedroom from the hall is flat and level.

The door opening is 900mm.

One window gives the room plenty of natural light.

A table lamp provides additional light as well as a central ceiling light.

Access to each bed is possible via the 1100mm space between the beds.

There is a radiator on the wall beneath the window.

All sheets and duvet covers are high quality cotton.

Extra duvets or blankets can be provided on request.

Extra pillows are available on request.

A baby’s travel cot can be provided on request.

There is short pile fitted carpet to this bedroom.

Shower Room

The shower room is entered from the main hallway of the apartment.

The approach to the shower room from the hall is flat and level.

The shower room door is of a sliding type design and the door opening is 700mm wide.

There is a shower cubicle, a hand washbasin and wc with a reasonable amount of floor space.

The heated radiator/towel rail is just inside the door on the right.

There is a step into the walk-in shower cubicle.

The floor tiles are non-slip.

The washbasin has single turning taps.

Kitchen

The kitchen is located at the end of the hallway.

The approach to the kitchen from the hall is flat and level.

The door opening is 900mm.

The flooring is non-slip vinyl.

There is a radiator on the right hand wall.

There are standard height kitchen floor units to the left and to the front, which include an oven, hob and washing machine.

There is a fridge with a small freezer compartment.

There is a sink with mixer tap and right hand drainer with work surfaces to the left.

There are wall cupboards situated to the left side of the extractor fan.

The oven has a drop down door.

There is a central heating boiler located on the wall to the right of the extractor fan.

The control panel for the boiler is located on the wall opposite the main entrance door to the apartment.

A toaster and electric kettle are located on the work surface.

Natural light for this room is provided by a reasonable sized window, which has a section that can be opened.

Additional light provided by a central ceiling light.

A flashing heat alarm is located on the ceiling.

Outdoor Facilities

Guests have use of the south facing front garden, which is laid to lawn and has garden seating. 

Access to the garden is via the main entrance to the building.

Guests also have access to the rear garden, which has a small orchard with apple and plum trees. There is no wheelchair access to the rear garden.

Additional Information

The accommodation is protected by a centrally controlled fire alarm system with audible alarms and sensors on both the ground and first floors.

In the event of a fire evacuation is via the front door of the apartment and then through the main entrance of the building onto the drive.

Smoking is not allowed in any part of the holiday accommodation.

Castle Apartment

Entrance to Castle Apartment is via a 800mm wide door into the hallway.

All light switches in this apartment are positioned 1100mm above floor level.

The hallway is 1700mm wide by 3500mm long and level throughout. Flooring is of oak wood laminate design.

There is a window which gives plenty of natural light.

Additional light is provided by ceiling down lights.

From here there are access doors to the lounge, main bedroom and wet room.

A flashing smoke alarm sensor is located on  the ceiling in the hall near the front door.

Open Plan Lounge and Kitchen Diner

The approach to the lounge is via a link hallway, which is flat and level. The minimum width of the link hallway and doorway is 800mm. The link hallway has two additional wardrobes and storage space for suitcases. The flooring is of oak wood laminate design. Two windows in the open plan lounge give plenty of natural light. Two table lamps provide additional light as well as ceiling down lights. There is an L shaped sofa with non-feather cushions. There is a dining table and chairs, which can seat 4 people. There is free WiFi and a comprehensive array of TV services which include Netflix and all media players. There are 2 fold down single wall beds, which have full size mattresses that can be folded away fully made up, during daylight hours.

Main Bedroom

The main bedroom is a large room approached from the hallway.

The approach to the main bedroom from the hall is flat and level.

The door opening is 800mm.

The bed is of standard double size.

All sheets and duvet covers are high quality cotton.

Extra duvets or blankets can be provided on request.

Extra pillows are available on request.

There is wide access on one side of the bed.

There is a window which gives plenty of natural light.

A table lamp provides additional light as well as ceiling down lights.

There is short pile fitted carpet to this bedroom.

There are 2 fitted wardrobes in this room.

There is a fitted dressing table with wall mounted mirror and light.

Wet Room

The wet room is entered from the main hallway of the apartment. The approach to the wet room from the hall is flat and level. The door opening is 800mm. There is a shower which has an 1150mm wide open entrance with non-slip floor tiles. The floor is heated and requires no manual operation as it is activated by sensors when walked upon. There is a window which gives plenty of natural light. Additional lighting is provided by ceiling down lights. There is also a hand washbasin and wc with plenty of clear unobstructed floor space. The hand washbasin has single turning taps. The towel radiator/towel rail is located close to the shower area. The floor tiles are non-slip.

Open Plan Kitchen

The kitchen is open plan.

The flooring is of oak wood laminate design.

Kitchen floor units include a microwave oven.

Kitchen worktop height is 850mm above floor level.

There is a fridge with a small freezer compartment.

There is a sink with mixer tap and right hand drainer with work surfaces to the left.

Wall cupboards are situated above the hob and microwave oven.

There is an electric extractor fan above the hob.

The oven has a drop down door.

A toaster and electric kettle are located on the work surface.

Natural light for this room is provided by 2 windows with extra lighting provided by ceiling down lights.
